RESOLUTION AUTHORIZING SALE OF REAL PROPERTY
LOCATED BETWEEN COLFAX AND LYNDALE AVENUES AND

t~HEREAB, the HRA has adopted a redevelopment plan and a tax
increment financing plan (the ":Plana") for the area in the City of
Richfield generally knowri.as the Interstate/Lyndale/Nicollet area
(the "Project Area")~•and
WHEREAS, the Plans, as modified, contemplate the acquisition
of certain real property (the "Property"j which is located in the
Project Area and which is more particularly described below in this
resolution; and
yPHEREAB, the HRA has entered into a contract with CSM
Corporation, Ina. for private redevelopment of the Property (the
"Contract"~~ and
t~REAB, the Plans and Contract call for the HRA to assist the
Developee bethunable sto~ uccessfully acquireCethe i nec®ssary land
Devblop
thrugh private negotiations; and
WHEREAS, by resolutions adopted Novemb®r 21, 1994 and Februtary
28, X995, the HRA has authoriz®d the acquisition of the Property;
and
W~iEREAS, by order of the Hennepin County District Court, the
FFRA has acquired title to a portion of the Property; and
~PjIEREAS, the HRA is authorized to sell real property within
its area of operation after public hearing; and
NxEREAB, the public hearing has been held after proper pub~.ic
notice; and
WHEREA$,•the Planning Commission of the City of Richfield has
d®termined that the disposition of the Property for Project
purposes 3s consistent with the Comprehensive Plari.
NON, THEREFORE, BE IT RESOLVER by the Housing and Redevelop-
ment Authority in and for the City of Richfielda
1. A public hearing has been held on the sale of the real
property described in Attachment A.
2. The chairp®rson and executive director are authorized to
oscoeato any And all aQreementB reQu~.red t0 effectuate this
resolution.

3. The contract for private redevelopment contains terms and
conditions of the sale.
