1977-6370 HRA RESOLUTION NO. 63 RESOLUTION ESTABLISHING JUST COMPEN5ATTON AND PROVIDING FOR THE COMMENCEMENT OF NEGOTIATIONS-FOR THE PURCHASE OF REAL PROPERTY AND IMMOVABLE FIXTURES GIODDLAKE VETERINARY HOSPITAL ,WHEREAS, the Housing and Redevelopment Authority of Richfield (HRA) desires to purchase certain real property and immovable fixtures as . identified by the fixture appraiser, pursuant to and in furtherance of the Lyndale/Hub/Nicollet Redevelopment Project heretofore..adopted by the City of Richfield (the 11City") and the HRA, said real property being described as follows: That part of Lot 9, Block. 4, J. N. Hawser's Second Addition, commencing at the Southeast corner of Lot 9; thence North along the East line 140.00 feet; thence West parallel with the South line 40.00 feet; thence. South and parallel with the East. line 140.00 feet plus or minus to beginning, Hennepin County, Minnesota, 600. West 6&th Street, Woodlake Vet Hospital WHEREAS,~the HRA has caused appraisals of the subject property to be made, has carefully considered such appraisals, and believes the work of uch appraisers was performed i.n a competent manner- and in accordance ith applicable law. . NOW, THEREFORE, BE IT RESOLVED BY THE HOUSING AND REDEVELOPMENT AUTHORITY OF RICHFIELD: 1. That $87,872 is determined to be just compensation for the subject real property and immovable fixtures. 2. That the Executive Director. and the HRA's Attorney are authorized and directed to commence negotiations for the purchase"of the real property and immovable fixtures. described above. 3. That the Executive-Director is hereby directed to notify, in writing, the owner of the subject property, as soon as possible, that the HRA presently intends ~..o acquire his property provided negotiations result in the determination of a mutually agreeable sales price. The. Executive Director shall include with such notification a statement which complies with the requirements of regulations of the Department of Housing and Urban Development,.24 C.F.R. X42.135. ' 4. That upon. the completion of the negotiations,. the. Executive Director shall report back to the HRA with a proposal for the purchase of said real roperty and immovable fixtures which is acceptable to the owner(s), and hall report his recommendation relating to said proposal. assed by the Housing and Redevelopment f September 1977.
