RESOLUTION GRANTING A TIME EXTENSION FOR
A FINAL DEVELOPMENT PLAN
AND CONDITIONAL USE PERMIT
FOR A PLANNED UNIT DEVELOPMENT
AT 7700 PILLSBURY AVENUE SOUTH
WHEREAS, by Resolution No. 11974, adopted on May 10, 2022, the City
approved a final development plan and conditional use permit for a planned unit
development to allow the construction of a four-story, 55-unit, multi-family residential
building on the parcel of land located at 7700 Pillsbury Avenue South (“subject
property”), legally described as follows:
Lot 6, Block 4, R.C. Soens Addition, Hennepin County, Minnesota
WHEREAS, Subsection 547.09, Subd.9 of the Richfield Zoning Code requires that
substantial construction be completed within one year of approval unless the applicant
requests and is granted an extension; and
WHEREAS, City staff has received a request from MWF (the applicant) for a one
year extension of the land use approvals; and
WHEREAS, no significant changes have transpired in the immediate area that
would provide cause for the Council to re-analyze the original request; and
WHEREAS, to allow another opportunity for tax credit funding, as described in the
applicant’s request, the City Council wishes to grant the additional time requested;
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of
Richfield, Minnesota, as follows:
1.The City Council hereby extends the approvals granted by Resolution No. 11974
for one year from May 10, 2023; the deadline for substantial construction is now
no later than May 10, 2024.
2.No changes accompany this extension; approval is subject to all the same terms
and conditions as the original approval.
