RESOLUTION NO. 8389
THE CITY OF RICHFIELD, MINNESOTA
RESOLUTION AUTHORIZING SUBDIVISION WAIVER
7301 HUMBOLDT AVENUE
WHEREAS, an application has been filed with the City of Richfield which requests
approval of a subdivision waiver for the division of certain parcels of land generally located
at 7301 Humboldt Avenue, legally described as Lots 23 and 24, Block 6, Irwin Shores
Addition, City of Richfield, Hennepin County, Minnesota; and
WHEREAS, the proposed division of land for which the subdivision waiver is sought
is legally described as follows:
. Parcel A: Lot 23, Block 6, Irwin Shores Addition, City of Richfield, Hennepin
County, Minnesota;
. Parcel B: Lot 24, Block 6, Irwin Shores Addition, City of Richfield, Hennepin
County, Minnesota; and
WHEREAS, the two lots resulting from the subdivision waiver will comply with
Section 521.09 of the City Code relating to lot area and width; and
WHEREAS, the City has fully considered the request for approval of the subdivision
waiver; and
WHEREAS, the Council finds that compliance with the City Code Section 500.05,
Subd 1 would result in unnecessary hardship and that failure to comply therewith will not
interfere with the purposes of platting regulations of Section 500.01.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Richfield,
Minnesota, as follows:
1. A waiver for the subdivision of property legally described above is hereby
approved subject to the following condition:
That all future transfer of any of the property described as Lots 23 and 24,
Block 6, Irwin Shores Addition, City of Richfield, Hennepin County,
Minnesota shall be by parcel or parcels described above as Parcel A and
Parcel B.
2. Upon compliance with such condition, City staff is authorized and directed to
take any action necessary to effectuate this resolution and to authorize the
recording of conveyances complying with the requests of this resolution.
